Bolehkah permohonan penyatuan tanah dibawah Seksyen 146, Kanun Tanah Negara 1965 diproses sekiranya lot-lot yang terlibat mempunyai status pegangan pajakan dan pegangan kekal?

Boleh dan perlu dibawa untuk pertimbangan serta kelulusan Pihak Berkuasa Negeri.

Saya telah menerima surat daripada Pejabat Tanah dan Galian memaklumkan mengenai keputusan permohonan tanah. Apakah tindakan susulan saya perlu buat?

Jawapan:

Pihak tuan/puan perlu merujuk kepada Pejabat Daerah dan Tanah yang berkenaan untuk mendapatkan surat keputusan permohonan tanah. Pejabat Tanah dan Galian hanya menyampaikan keputusan kepada Pejabat Daerah dan Tanah.

Saya telah mengemukakan permohonan tanah yang sama beberapa kali namun ditolak dan tidak dinyatakan sebab penolakan perumahan tersebut.

Semua keputusan bagi permohonan tanah akan dibuat oleh Pihak Berkuasa Negeri dimana terpulang kepada budi bicara Pihak Berkuasa Negeri untuk menyatakan sebab-sebab penolakan atau tidak.

Berapakh bayaran proses permohonan pindahmilik dan mencagar yang dikenakan bagi kategori tanah "perindustrian"?

Jawapan:

0.1% daripada harga jualan berdasarkan ringgit yang hampir dan minimum bayaran yang dikenakan adalah RM300.00 bagi permohonan pindahmilik manakala untuk cagar caj yang dikenakan adalah 0.1% daripada harga cagaran berdasarkan ringgit yang hamir dan minimum bayaran adalah RM300.00.

Sekatan kepentingan adalah "Pg.Sec.6153 (33)/29/9/67, dicagar, pajak, pajakan kecil atau dilupuskan tanpa kebenaran Pihak Berkuasa Negeri daripada Pihak Berkuasa Negeri".

Apakah maksud sekatan tersebut dan adakah hartanah ini perlu mendapatkan surat kebenaran 'consent Pihak Berkuasa Negeri'?

Sekatan tersebut membawa maksud sebarang urusniaga yang hendak dilakukan perlulah mendapatkan kebenaran Pihak Berkuasa Negeri.

Berapakah bayaran proses yang terkini bagi permohonan perolehan hartanah oleh warganegara / syarikat asking bagi memiliki hartanah di Pulau Pinang?

Jawapan:

Bayaran proses bagi permohonan untuk memindah milik tanah oleh warganegara asing / syarikat asing yang berkuatkuasa mulai 01.03.2013 adalah seperti berikut dan bayaran hendaklah dikemukakan kepada Pengarah Tanah dan Galian Negeri Pulau Pinang.

(b) Permohonan untuk perniagaan	- RM20,000.00 per lot (Permohonan daripada individu) -RM40,000.00 per lot (Permohonan daripada syarikat) -RM4,000.00 per lot (Permohonan daripada PR)
(c) Permohonan untuk pertanian	- RM20,000.00 per lot (Permohonan daripada individu) -RM40,000.00 per lot (Permohonan daripada syarikat) -RM4,000.00 per lot (Permohonan daripada PR)
